A buyer goes out looking to purchase a home. They come to your home because you are a For Sale By Owner. They like your home. Now what do they do???? They don't have a purchase agreement. They don't have financing so do you just send them to any bank? Do you know that the loan officer at the bank you send them to can get them a good deal where you don't have to have more money out of your pocket? Do you have the legal paperwork required by SOUTH DAKOTA???? (there are millions of disclosures out there..)What are all the terms on the legal paperwork.. do you have a legal back ground? What do those terms mean to you. Why do you think real estate agents have to take 40 hours of class just to start with a license and then 24 hours every other year? Why are most of those classes about the ever changing laws of South Dakota? Do you think real estate agents have been to the school of "Hard Knocks"? Next, how many buyers do you think really feel comfortable allowing the seller to help them negotiate, get financed and purchase the largest investment of their life when the seller has no experience and the seller is working for themselves?? This too.... how many people do you want casing your home when you have open houses? What do you leave out for the public to see.. what do you hide. What is a contract for deed? When you file a Contract for Deed, will all the liens against the person you did the Contract for Deed with show up on that new title? What does the law say you have to do if someone is buying your home Contract for Deed and they default?
